Spring High Ranch offers ultimate privacy along with grand accommodations. The ranch is in 5 parcels on 1,138 Deeded acres plus an additional State of MT Section Lease that is ~633 acres for a total of ~1,771 acres. It backs directly up to a stunning 173,000 acres of Custer National Forest and is a beautiful full spectrum of land, from manicured lawns, to rolling grassy meadows, all the way up to aspen groves and dark timber.
Improvements include a tremendous ~8,500 sf lodge with soaring fireplace, huge logs and water features that feel like a mini Cabelas. The Lodge is set up for major entertaining, with a large conversation pit surrounding the fireplace, upstairs billiards area and outdoor cooking area. There are mini bars all throughout and a nice kitchen. In the sleeping wing there are 5 ensuite bedrooms, plus a large bunkroom and 2 additional bathrooms. Further improvements include a guest/caretaker house with full kitchen as well as 3 bedrooms and 2 bathrooms, and equipment shop and horse/hay storage barn. There is an extensive road system to easily get all the way around the ranch. It is both perimeter and cross-fenced.
Quaint Fishtail, MT is a short 12 miles away and vibrant Red Lodge is about 45 minutes away by vehicle and is the gateway to the famed Beartooth Highway. It has a small airport with a 4,000' asphalt strip. Airport elevation is 5,763ft. Billings - Montana's largest city is about an hour and 15 minutes away and Bozeman is a little over 2 hours. The ranch itself ranges from 5,700' at the headquarters to 6,700' on the State Land.
The property has been used VERY lightly for the past 15 years but has been maintained by a caretaker. They've leased pastures to a local rancher that typically runs ~100 pairs for 3 months in the summer. There are multiple springs, creeks and ponds on the deeded acreage, as well as two great mountain lakes on the State land section that is only accessible via a motorized because the ranch holds the ag lease on it. There is also a beautiful small lake adjacent to the lodge and horse barn that was previously stocked with trout. The ranch has not had any hunting on it in over 20 years... Likely to find deer, elk, bear, moose and of course myriad other species on the property. Spring High Ranch is truly a gem in the wilderness and ready for a new steward to continue the careful management of the property.
